Dependable Home Inspections, LLC - Home Inspection Services

What We Inspect?

Buying a home is one of the biggest investments you will make. My reports will provide you peace of mind in that all-important transaction. A typical home inspection takes between two and three hours to complete. It is a visual, noninvasive inspection that covers more than 400 items, including a property’s grounds and exterior and components from roof to basement.

Comprehensive inspection reports, which are easy to understand and include valuable home maintenance and safety tips, are either e-mailed or mailed to customers and (with permission) Realtors, usually within 24 hours.

Iidentify major and minor deficiencies, as well as potential safety hazards, to give customers a complete picture of their home’s condition. I explain how a home’s major systems work. And I point out conditions that may require costly repairs to allow time to budget for these expenses.

A typical home inspection covers

  •  Grounds and exterior
  •  Roof, attic, ventilation and insulation
  •  Plumbing and electrical systems
  •  Heating and cooling systems
  •  Foundations, slabs, and floors
  •  Walls and ceilings
  •  Appliances
  •  Garage, retaining walls, driveways, patios and porches, and sidewalks

In addition to the home inspection report, customers receive a FREE home maintenance manual to keep track of repairs they make over the years. This manual includes valuable information on such things as termites, radon, lead paint, asbestos and other health and safety concerns. Also, customers receive a FREE 40-minute CD, in which a certified home inspector shows what steps home owners should take, through all four seasons, to maintain their properties.
